Unauthorized guests will incur a charge of USD 300 per person per night or may be asked to vacate the property immediately.

All additional guests must be reported to the Landlord immediately.

Pets are not permitted anywhere on the villa property.

Smoking is allowed only in outdoor areas.

Exterior security cameras on property.

A USD 1,000 deposit is required upon check-in.

If paid via bank transfer, it will be refunded within 14 days after check-out.

If paid in cash, it will be returned immediately after inspection.

Deductions may apply for damages or breakages.

If damages exceed the deposit, the guest remains liable for full repair costs.

2 dedicated villa staff (daily cleaning, maintenance, gardening | 11 a.m.–8 p.m.)

Professional pool cleaning twice weekly.

Grocery shopping service available (20% service fee).

Private chef service available upon request (48-hour notice, subject to availability).

On-site parking (SUV or pickup access only).
- 95% refund on the total booking amount will be given if the booking is cancelled 45 days before of the check in date.
- 50% refund on the total booking amount will be given if the booking is cancelled 15 to 45 days before of the check in date.
- No refund will be given if booking is cancelled less than 15 days before the check in date.
- Please note that no refund for the bookings for peak dates and long weekends!!
