The outdoor space also includes lounge beds and an 8-seater alfresco dining area, perfect for relaxing and enjoying meals outdoors. Guests can make use of BBQ facilities with all necessary accessories provided, making it ideal for gatherings. A fully equipped kitchen with a fridge, oven, and coffee maker ensures convenience for home-style cooking. A private chef service is also available on request, adding a premium touch to your stay. Games are available for guests to enjoy.

- Garbage is collected daily between 4:00 PM and 5:00 PM. The trash cans are located across from the BBQ area.
- Villa cleaning is scheduled every 4 days, with each session averaging 2 hours and 30 minutes.
- Additional cleaning can be arranged upon request and availability for 2000 THB per cleaning, payable at check-out.
- You’re not required to stay in the villa during the cleaning; the team will lock the villa once they finish.
- The pool is cleaned three times a week(morning shift only) on Mondays, Wednesdays, and Fridays.
GUESTS :
- NO UNREGISTERED visitors are permitted in the villa; If this is reported, there will be a penalty fine of 5000 THB/per unregistered guest. You will be asked to leave the villa and will not be entitled to a reimbursement.
ELECTRICITY :
- Each villa has a daily electricity allowance of 100 kWh.
- Consumption beyond this allowance is charged at THB 7.50 per kWh.
- For transparency, our team records the electricity meter reading upon arrival and again at check-out. The meter box remains accessible should guests wish to monitor their usage during their stay.
- As air conditioning accounts for most electricity consumption,we kindly encourage guests to switch it off when leaving the villa.
- Any additional electricity usage is settled prior to check-out.
NO SMOKING INDOORS :
- Smoking indoors is strictly prohibited, including e-cigarettes. Any detection of cigarette odor in the property will result in an additional cleaning fee of 6,000 THB per room.
- We highly value your cooperation, as failure to comply will result in additional cleaning charges upon check-out.
- You are allowed to smoke only outside at the BBQ area.
KEYS :
- Please take extra care of your keys. Lost keys will incur a replacement fee of 500 THB per key and 1,500 THB for each remote control.
No Parties :
- No parties, events or large gatherings allowed.
Air Con - Turn OFF :
- Please turn off the air conditioning when you go out. Remember the electricity is at your cost.
Curfew :
- Please respect the noise curfew: no noise before 10 AM and after 10 PM. The TV volume should be a maximum of 25 during these times.
No Pets :
- No pets allowed in our premises.
No Eating :
- Please don 't eat or drink in the bedrooms.
- An 80% refund on the total booking amount will be given if the booking is cancelled more than 60 days before the start of the rental period.
- A 50% refund on the total booking amount will be given if the booking is cancelled between 30 and 60 days before the start of the rental period.
- No refund will be given if the booking is cancelled between 1 and 29 days before the start of the rental period.
- No refund will be given in case of a no-show.
- Please note that no refund for the bookings for peak dates and long weekends!
